The state of Georgia requires that agency agreements be in writing. Prior to submitting an offer on a property, Buyers will need to enter into this agreement. The agreement has many advantages. In short, you are agreeing to “hire” a personal representative who, by law, must represent your best interests.
BUYER AGENT DUTIES: Agents typically works with a buyer for a few weeks to several months, or longer. This effort includes:
• Introducing the buyer to lenders and obtaining loan pre-approval letters
• Setting up a personal portal to access a database of homes.
• Emailing listings that fit the buyer’s requirements
• Educate buyer clients about the home buying process
• Contacting listing agents to determine details and availability
• Making appointments with Sellers to show homes
• Driving with Buyers from one neighborhood to the next sometimes touring many properties in a singe day
• Researching comparable sales for Buyers
• Write & submit all offers to purchase homes.
• Coordinating contingencies, due diligence, inspections, appraisals and other tasks once the offer is made.
• Provide clients access to homes once they are under contract as needed for due diligence, measuring, inspecting, etc.
• Negotiate inspection concerns and/or repairs.
• Work with appraisers, escrow attorneys, home inspectors, and more
Similar to a Seller's "Listing Agreement" with a Broker, Buyers enter into a "Buyer Brokerage Agreement". Like Listing Agreements, Buyer Brokerage Agreements are bilateral, spelling out the rights and duties of both parties.
