Fees at Move-In
Screening Process
Tenant shall be obligated to obtain and maintain, for the entire duration of the Lease, a renter’s insurance policy that includes:
Fees at Move-In
- Non-refundable Reservation Fee: Equal to the first month’s rent; applied to first month’s rent.
- Security Deposit: Generally one month’s rent; may vary (up to two months in Georgia) based on applicant risk factors—such as credit, rental history, or pets.
- Income must be at least 2.5–3× the monthly rent
- TransUnion SmartMove used for screening, which includes:
- ResidentScore (credit risk)
- Credit, eviction, and background checks
- Optional income verification insights
- Pay stubs (last 2–3 months)
- Bank statements (last 2–3 months)
- Photo ID to confirm applicant’s identity
Screening Process
- Submit your basic info via SmartMove (email invite)
- We receive your combined screening report—typically same-day. If flagged, we’ll request the extra documents listed above
- Approved: Receive lease, pay reservation fee + security deposit
Tenant shall be obligated to obtain and maintain, for the entire duration of the Lease, a renter’s insurance policy that includes:
- Coverage for the Tenant’s personal property
- Liability insurance coverage
- Landlord and Manager (if both are identified in the Lease) listed as Additional Interests
