Tenant Requirements
Fees at Move-In

• Non-refundable Reservation Fee: Equal to the first month’s rent; applied to first month’s rent.
• Security Deposit: Generally one month’s rent; may vary (up to two months in Georgia) based on applicant risk factors—such as credit, rental history, or pets. 

Income & Screening Standards

• Income must be at least 2.5–3× the monthly rent
• TransUnion SmartMove used for screening, which includes:
  • ResidentScore (credit risk)
  • Credit, eviction, and background checks
  • Optional income verification insights 

Documentation & Verification (if needed)

• Pay stubs (last 2–3 months)
• Bank statements (last 2–3 months)
• Photo ID to confirm applicant’s identity

These are requested only if SmartMove flags any concerns.
Screening Process

1. Submit your basic info via SmartMove (email invite)
2. We receive your combined screening report—typically same-day. If flagged, we’ll request the extra documents listed above
3. Approved: Receive lease, pay reservation fee + security deposit

Renter’s Insurance Requirement
Tenant shall be obligated to obtain and maintain, for the entire duration of the Lease, a renter’s insurance policy that includes:

• Coverage for the Tenant’s personal property
• Liability insurance coverage
• ​Landlord and Manager (if both are identified in the Lease) listed as Additional Interests

This policy is referred to as the Minimum Required Insurance.
